LOCATION
The headquarters of IRAM France is located in the town of Saint-Martin-D’hères within the University Campus of GRENOBLE-ALPES MÉTROPOLE, in Isère.
LOCATION AND ZONING
The site is located between the Chartreuse massifs to the north, Verors to the west and the Alps to the south-east.
Upstream of Isère, the latter follows the regulations of the Isère Flood Risk Prevention Plan, in the Grésivaudan valley, upstream of Grenoble approved in JUNE 2007.
LOCATION AND ZONING
The IRAM headquarters site is located in zone UZ2 of the PLUi (Local Intercommunal Urban Planning Plan) of Grenoble-Alpes Métropole.
This classification corresponds to the University Campus. Furthermore, in addition to being subject to the regulations of the local PLUi, its location also subjects it to the regulations recommended by the Campus Charter of the University of Grenoble, for the promotion of urban and landscape architectural heritage.
The site is bordered, to the North, by Rue de la Piscine as well as a densifying suburban strip (UD2 zone) and to the West, East and South, by teaching and research buildings of the Grenoble campus. .
SEPARATING BOUNDARIES
No constraints in terms of separating boundaries are to be noted because the land base is located within a single plot, that of the GRENOBLE UNIVERSITY CAMPUS.
TOPOGRAPHY OF THE SITE
The land, with an area of 1 hectare, has a slight slope and a relatively flat topography, oscillating between altimeters, 212 NGF and 214 NGF. The site is subject to following the regulations of the Isère upstream Flood Risk Prevention Plan.
PPRI of Isère (Flood Risk Prevention Plan)
Zone Bi1 corresponds to the low hazards of flooding by the Isère.
REQUIREMENTS FOR NEW CONSTRUCTIONS:
– the first usable or habitable floor, built on embankment, on stilts or on an open crawl space, as well as the openings must be located at a level higher than the reference dimension “c” (213.2 NGF).
– the elevation of the first level is recommended in the order of +0.50m (depending on the “c” floodability rating)
REQUIREMENTS FOR EXISTING EQUIPMENT:
– In ICPEs subject to authorization, all ERPs and residential constructions, all products, equipment, materials, livestock, crops, furniture and outdoor equipment in public or private spaces, must be:
– either placed above the reference height,
– either moved out of reach of water during floods,
– either stowed so as not to be swept away by floods and stored so as not to pollute the water or suffer degradation.
– A danger study is recommended for ERPs of the 1st group of type M (shops) and W (offices).
The North-East part of the plot is taken in the H x 100m type precautionary band of the B1 natural risks plan of the PLUi. This zone recommends applying as a priority the most restrictive regulation of hazard “I” of the PPRi risk regulations, i.e. the RI regulation, which indicates:
– non-constructibility of all new projects, embankment, earthworks or excavation work as well as the establishment of parking areas in the precautionary zone.
